From the adaptive reuse of an industrial warehouse to reclaimed Red Oak flooring and custom millwork, every layer of this workplace gives existing materials a new purpose.
Houston, Texas —The historic MKT warehouse complex in Houston Heights has been given a new life as a destination for creative office, retail, and dining, while retaining the concrete, steel structure, soaring ceilings, and industrial character of its original buildings.
The MKT’s story is one of reclamation: an industrial building given a new purpose while retaining the character that made it worth saving in the first place. The material story inside Amwins follows a similar path.
Little Diversified Architectural Consulting embraced the building’s industrial bones, layering in warm, natural materials and spaces designed around how people actually move through their day. Custom murals reference the Missouri-Kansas-Texas rail line and the Amwins brand story, while the reception area opens into a café anchored by a Mission Oak social stair and bench.
The result is a workplace that feels connected to its setting—and to the history already embedded in the building.
Designed for the Everyday
TerraMai’s reclaimed Mission Oak brings another layer of history into the workplace. Recovered from agricultural structures, the wood was used for flooring and stair treads, pairing the warmth and natural variation of reclaimed wood with The MKT’s exposed concrete, steel, and brick.
The material moves naturally through the space. Mission Oak stair treads transform the social stair into a focal point, while a custom TerraMai bench creates a place to pause and gather. Together, these elements bring the character of reclaimed wood into the places people use throughout the day—not simply the places they see.

Mission Oak Red showcases TerraMai’s craftsmanship and commitment to sustainable sourcing. Salvaged from aging agricultural structures across the Southeastern United States, this solid reclaimed red oak reveals the authentic marks of time—nail holes, oxide staining, and gentle weathering—preserving the integrity and patina of its first life.
Precision-milled in-house for consistent fit and performance, Mission Oak Red is engineered for flooring and wall paneling applications. Its low-VOC finish supports healthy indoor environments while maintaining a tactile, natural feel.
